Tips for Seducing a Str8, Married Neighbor

Hubby and are 100% out and OPEN, but live in a urban neighborhood in NE ATL that is largely made up of straight, young families. Our next door neighbors are a prime example. The Dad of 2 awesome young children and a sexy ass wife is incredibly sexy — he is about 40 years old and works out constantly. He  always engages me in conversations when we are both working in the yard, etc., too. I THINK he has even discretely watched me have sex in my pool and back patio from his 2nd floor deck, but generally comes across as shy.
