I have a friend who is looking to OPEN a porn theatre in Seattle. It will likely be built out inside an existing property in a commercial corridor of a residential area where it can meet all local codes and service a large community. He's focused on driving heavy engagement (sex) once people are in the doors and deplores spaces where guys aren't all going at it. He's not interested in just taking the money, he wants guys to really let go and participate. Think about the best porn theatre environments/public sex spaces you've ever experienced and what made them awesome in terms of layout, facilities, look and feel, etc.. What are the top 5 attributes of a porn theatre where you want to spend time and fuck and suck? What draws you in? What keeps you there? Physical layout and facilities definitely, but also any policies or intangibles that you think make a huge difference in a great public sex environment. Here's a sample Top 5 things for a porn theater: Decent bathrooms that allow for convenient clean out (water in the cubicle). Glory hole booths designed for men of all heights with smooth finished edges. Dark room with signage indicating required participation Fuck supplies (lube, condoms, poppers),drinks, and light snacks available. You seem to have no idea that there is a line between what the patrons want and what any tin pot law enforcement officer will find when he walks in. And location is going to be all about community standards. You can’t be anywhere near a church or school or anywhere the general public would pass because they will go out if their way to close you down calling it “community standards” The only ABS I see anymore are in the most isolated of places way outside of community. A viable building will cost too much to operate. And it won’t be easy to hire workers to clean up after the clients “fun” Quote

I don't have direct knowledge of the Seattle area laws, but believe they are pretty similar to Portland where it is completely legal. I'm going to make the assumption that this establishment will be operating in a relatively permissive jurisdiction where pretty much all sexual activities are legally permitted. 1. Clearly post the rules for each area, the 2 large porn theaters, that have now closed, had warnings at the entrance to the auditoriums that there would be nudity and sex beyond this point, and warnings of no nudity beyond this point at the exits. If you have multiple areas I think you need a list of maybe 5 to 10 rules and expectations for each area. Most bathhouses and sex clubs have areas where sex or nudity is not permitted and do a good job of posting it, but there is a scheduled party venue in Van Nuys, CA that has a sign outside their darkroom to that lists something to the effect of, no lights, no cell phones, no talking, by entering you are agreeing to be groped, have fun and enjoy. If I were posting a similar sign in the PNW I would add "no loudly announcing you don't fuck before entering." You could write similar lists specific to each play area. 2. Have separate areas for just hanging out, sucking and full on anything goes fucking and clearly designate them on the signs. 3. Have plenty of couches, beds, slings, benches, exam tables, or what ever kind of fuck furniture is most likely to strike a chord and spur activity in your local area. 4. If you are going to have a gloryhole set up, I think they would get more use if you designated some of them as oral only, and some as anything goes and explaining that if you stick your dick in an anything goes gloryhole you may be penetrating somes ass or pussy. The anything goes booths may need a way to indicate that a party requires condoms. Also make all of the glory holes large enough to accommodate both the cock and balls, and for the anything goes glory holes make some of them large enough to stick an ass through aka "fuck boxes". 5. Don't let the facility become too disgusting, but don't keep it too clean either. Both extremes seem to discourage sexual activity. 1 Quote

I jumped out of a sling after too much popper use one time and went down like a pole-axed steer. Luckily I wasn't injured, but it's taking a big risk to be the provider of a potential cause of harm. Poppers and low blood pressure are a recipe for disaster. Your friend should also check out what existing ABS/Theaters in the PNW charge, and what the average patron count per week is, to gauge what the market will bear. Outfitting a place to the specs that you describe will require quite an investment. 2 Quote

What customers want is the first order of business. Risk analysis and other decisions are downstream. There is already a completed business plan with competitive analysis, customer metrics, price modeling, positioning, and differentiation. Commercial real estate involves negotiation for build out funds from the owner to secure the rental, especially with long vacancy properties. I scoped my questions very intentionally to the needs of customers only. Quote
