It would be easier to answer that broad a question if we had any idea of what you two are interested in. Without knowing your kinks, suggesting items for a playroom is impossible.

have to agree with @BootmanLA. What I want in MY playroom, may never get used in yours and vice versa.  That being said.... if it's a utility room? Does it have a floor drain?  They can be handy if you're into water sports (or even just for clean up purposes). A sling, a fuck bench, a St Andrews cross or some other method of bondage - shackles attached to the wall, a cage or stockade, an assortment of paddles and floggers, dildos, buttplugs, vibrators, a milking sleeve, hoods and blindfolds.... Put in the things that you like or want to do. It's your playroom, PLAY.  Structurally, keep in mind tile tends to echo and can be cold in the winter.  Good airflow/venting can be important if you're using poppers. Lighting is important if you plan to film.  Mirrors can be fun, but  wreak havok with lighting and cameras.  how big is the space will be another factor which will force you to do some prioritizing.

Well,  I am echoing others--but here is what I wrote up while others were responding.

 

I take my playspace seriously.  Here are some thoughts…

 

Sling

When I came of age, all the slings I knew were attached to the rafters or ceilings of the playroom.  When it was time to start furnishing my own playroom, I was renting so I got it on a frame.  I am really glad I did for it became so much more versatile:  it can go with me to motel parties, other playrooms or it is easier if you just want to re-configure your own space.  I am tall.  I got the big and tall frame  (6’6 high) from JimSupport and the love those extra inches.

 

Fuck bench

I love the padded fuck bench from JimSupport.  The middle section is adjustable.  It can flatten to be fisting/fucking table.  I have the conversion hangers that replace the legs so I can hang the bench or table in the sling frame.

 

Rimseat

Of course you can rim on any or all the equipment above, but the rimseat feels so right for either my subs—or when I need to sample the loads my boy took at some sex party.

 

Bed

There are times you want to lay on top of each other.  I went with a single for space.   It serves as a seating position, too.  I have the Fort Troff bed bondage restraint straps on it so it can do double duty.

Cross

I don’t do enough flogging to spring for one.  But I have an attachment to my fuck bench that creates a sort of T-Bar with places for restraints.

Mirrors

We are men and are visual.  Guys love to see themselves.  I have mirrors everywhere—above the sling and to the side.  There is one on the bed wall, ala old style bathhouses.  Others are scattered around the room .

Porn/Music

There is a big debate whether you should have porn in a playroom.  I don’t like music in this area of my life, I would rather fuck to the grunts and groans of others.  We are always too busy to watch it…

Lighting

I want to be able to see, but I also don’t want it bright.  I used red light bulbs.  There is also some regular lighting if we are taking pictures or filming.

Cage

I don’t have room for one—though I would like one.  When my playroom was a bedroom, I always thought about taking the door off the closet and then build a door with bars like a jail cell.  I have had any number of men who would love to be shut away, waiting their turn in the sling, but able to watch others being used.  I have seen large dog cages used effectively.

Storage

If you have a lot of toys where are they going?  I have shelves and a filing cabinet.  I have friends who keep large wicker baskets of dildos.  I have seen toys hung from peg boards on the wall, along with floggers, restraints, chains, etc…

Floor

I bought the big mats that interlock like jigsaw pieces to give older knees some cushion on a hard floor.  They also provide good traction for the equipment.  I then tarp under the sling for it becomes a wet area.

 

It needs to be built around your interests.  I don’t do suspension, but friends have it rigged so the bottom can be hung upside down.  Maybe a gloryhole wall is of interest.  Make it fit you.

“Unfinished” sounds like “uninsulated”, which can become uncomfortable for naked people depending on where it is at what time of year. It also translates into “not soundproof”, so something to consider if the sound of what’s happening inside might be heard in places you mightn’t want. I’ve had both an attic and an enclosed cellar in my house set up as playrooms in the past, and each had its own challenges. (Among other things, the St Andrew’s Cross is still in the cellar because I would have to completely disassemble it to get it out.)

If you’re thinking in terms of anything involving suspension, make double sure the fittings you choose are rated for the weight they’re expected to handle, and make triple sure you’ve chosen a rock-solid means of securing them to the ceiling or walls.

Like those above, I can’t offer too much specific detail without knowing your definition of ‘play’, but generally speaking if you’re going to outfit a space, don’t try to do it on the cheap. Quality materials, well-made restraints, durable hardware, high-grade leather, sturdy furniture. I promise you, when you choose cheap stuff, something is going to break, fall apart or otherwise let you down right in the middle of your play and spoil the mood - it never fails. Better to start small and quality and build on it than have a playroom full of cheap crap.

Think not just about the kinky, but also the mundane - storage spaces, racks to hang and organize things, a place for cleaning supplies (and lube), a first-aid kit, a fire extinguisher (my former Master was into fire-flogging. With fire.) Think about whether you need a table for tools and toys, and whether that table needs to move around on wheels.

You can get as fancy as your twisted imagination can go, believe you me. There are people who acquire complicated medical examination furniture for their setups. I was once ‘examined’ in a room set up as an exact duplicate of a proctologist’s examination room, complete with the equipment to perform a colonoscopy. (I did not receive the deluxe treatment.)

Of course, you may just be thinking it would be cool to have a sling. For most people, that’s as much adventure as they’re looking for.

@FelchingPisser above mentioned red lights - there’s some science to this - red wavelengths don’t inhibit night vision. Your eyes take less time to adapt to seeing in dark rooms.

Forgot to add I do have shelving to display my L and XL Bad-Dragon and Twisted Beast toy collection, as well as practical furniture for lubes, sounds, porn books, vac pumps (grow that rose/prolapse!), and the like. a padded barstool for sitting on when the top is fisting a hole, proper lighting for filming, and, of course, mirrors so when in the sling you can see yourself getting sexually used or look at the wall and see it from the side.

Congrats, getnkdboy ... sounds like an excellent Holiday present.

One easy way to keep all the assorted clips, lines, is to buy smallish open bookcase - mine is 5' high x 4' wide.  Then, buy some plastic boxes with hinged lids, (some even come with inside compartments), so all the various gauges are in one place.  Get some cotton clothesline for rope-work.  I cut mine into 3', 6', and 9' lengths, and dipped the ends in different color rubberized paint to keep them all orderly, and readily available.  Red for 3', blue for 6', black for 9'feet, but the color is hardly important.  It's too easy to grab a 6'er when you only need a 3 - thus the colored paint.  You can buy a wire shelf and hang it on a wall, from which you can suspend (on all the shelf-wires) tons of gear like masks, floggers, leather/wrist restraints, blindfolds, all with "s" hooks.  

As mentioned above, atmosphere is really important - all the above are good suggestions, and don't forget the mirror, put at right-angles to the sling.  I've found that most bottoms loooove to watch themselves being bred - they love watching the Cock, they love watching it rut in their Hole, so it's well-worth the effort.  For cost-saving, try any decent resale shop. Finally, and I don't know if this is your intention, but a playsheet or two wouldn't hurt - particularly if you may have a small group Breeding event.  While my playroom is in a spare bedroom, sometimes guys don't want to wait their turn, so I have a play-sheet on the bed in the other room.  I like when it's used, and I definitely dislike when guys fuck on my bed without the play-sheet.   I am a good host, but I am certainly not going to re-do the laundry.

If  you're already an accomplished Leatherman, my apologies for these comments, since you know all about them. That said, better physically safe than sorry.

One more thing:  when you're using cotton rope* in a BD scene, be sure to have a sharp pocket knife lying around.  Emergencies can happen, and it's a lot easier and faster to simply cut a bit of rope then work knots open.  I use a "sailing knife", which is designed to open knots in an emergency.

Also, make sure to keep your eyes on his eyes - watch for any dilation of the pupils.  That is a clear sign of distress, even if the bound guy is trying to "tough it out".  Check his pulse frequently, especially for beginners.  They seldom want to call "yellow", since they think it will disappoint you.**  When you've got another guy in your restraints, it is your responsibility entirely to care for his welfare, and ensure a pleasurable outcome.  He can't, so you must.  

*and you shouldn't use any other kind.

**I'm assuming you already know how to do the "negotiation" with your guy, or maybe you think you already know what to do and how to do it.  That's not clear in your initial post.  Generally, the agreed-upon code-words are:  Red = stop at once, Yellow = proceed carefully, and Green = give me more.

A fan helps the room from getting stuffy. Pillows and cushions so you can play on the floor. They are also good for positioning guys on the floor or bed. I’ve gone to some sex parties where there is a mattress on the floor.  You can lean it on its side when not in use.
